AAPOA BOARD MEETING

September 15, 2007

Time: 6:00 p.m.

 

Place: 70 Golden Ln.

 

Attendance: Sue Thomas, Tammy Thoe, Rick & Sandy Zuniga & Lanny Hoel

 

OLD BUSINESS/MANAGERS REPORT:

 

1)      New Residents:

a.       Debra Davis – 33 Tidi

b.      Kathleen Waind – 55 Denwood

c.       James & Vicki Unger – 430 Gerka Ln.

 

           

TREASURER’S REPORT:

 

1)      Balance $11,989.73 ($3,000 in construction fees)

2)      PO Box has been paid for another year - $36

3)      15 3rd notices have been mailed for dues. 7 of which were already delinquent.

4)      Updated liens on 7 delinquent properties will be re-filed with Teller Counter Clerk.

5)      2nd notices on dues will be going out in October to the new dues paying members, giving them 90 from their first billing of July 6th.

 

NEW BUSINESS:

 

1)      Motion made by Tammy Thoe to return the postage meter which will save the POA $62.19 a quarter. 2nd by Sue Thomas, all agreed, motion carried.

 

2)      The POA will be having a dumpster this year on October 6th from 8:00am to 4:00pm at 72 Golden Lane, which is the same location as last year.

 

3)      The yard sale held on September 8th was a success. The POA brought in $263 which will be combined with the money raised from the picnic to go towards pond upgrades for a total of $272.

 

4)      POA is looking into building a pavilion at he pond next spring and doing some landscaping, especially around the entrance with a new sing so that owners are aware there is a pond in the subdivision for their use. Also will be looking into stocking with catfish.

 

5)      Bus stop restoration will start taking place on October 29th. Anyone that would like to help power wash, clean and stain please contact us at manager@aapoa.org. We appreciate anyone that would like to help.

 

6)      The By-Laws are missing a few procedures. Procedures for title companies requesting statements and dues that owners pay for multiple property/residents will be added.

 

7)      Properties with liens that are going into foreclosures are not being paid in full. The POA is not being paid the full dues, late fees, filing fees and mailing fees from when the property goes delinquent. Title companies and/or attorneys are only paying from foreclosure date forward. So the POA is not receiving full payment on the lien and losing money. It has been decided by the board members that the lien will not be released until the back fees are paid. If not the new owners will have to incur the cost of the lien at closing.

 

8)      The POA will be doing holiday cards again this year for the property owners. 

 

WELCOMING COMMITTEE:

            The POA is running behind on delivering welcoming bags to new residents due to summer schedules. More bags need to be made up and supplies need to be purchased. Sue motioned that Barbara Gulla help take on the committee. Tammy Thoe 2nd, motion carried.
