AAPOA BOARD MEETING

Attendance: Linda & Steve Strum, Tammy Thoe, Rick & Sandy Zuniga, Lanny Hoel, Chuck & Robin Callan, Cindy Yeoman, Bob & Nell

 

OLD BUSINESS/MANAGERS REPORT:

 

1)      New Residents:

a.       Martin & Kathleen Cook – 397 Donzi Trl.

b.      Hang Le Dooley – 186 Denwood

 

2)      Postage meter has been returned and a cancellation fee of $59.85 was paid.

 

3)      Three delinquent accounts have been paid and the liens have been removed. 4 new liens have been placed on properties for delinquent dues.

 

4)      24 second notices for dues were mailed to existing members that are now required to pay dues as a result of the amended and re-stated covenants. Vice President, Linda Strum will draft a letter that will be sent to these residents in a third notice stating a lien will be filed if dues are not received reminding them of the new covenants.

 

5)      Pond improvements will begin in the spring. In the meantime a plan will be drawn up for the pavilion and submitted for approval.

           

TREASURER’S REPORT:

 

1)      Balance $11,672.11 ($3,000 in construction fees and $272 for pond improvements)

 

NEW BUSINESS:

 

1)      Construction companies will no longer be able to transfer construction clean up fees from one property to the next. Once a property is cleaned up and approved by architectural control a check will be cut for the construction fees on that property and a new check will need to be provided to use for the new property. This has caused confusion in the past on which property and construction company has submitted construction fees.

 

2)      Trashcans are not to be left out at the end of driveways. After trash has been picked up the can must be brought back to the house/garage. Leaving trash cans out causes problems with animals getting into them and trash being scattered around the subdivision. Also leaving trashcans at the end of driveways affects the appearance of the subdivision.

 

3)      Trash laying around on the ground has become a problem in the subdivision. This also affects the appearance of the subdivision. When weather permits we will be looking for volunteers to help clean up the area. If your trash gets scattered please do your part and have the courtesy to pick it up. The appearance of the subdivision does affect property values.

 

4)      A form will be set up for title companies that will need to be returned to us with a copy of the warranty deed. This form will be sent when an HOA statement is requested for the new owner to sign stating that they have received the covenants and understand that they will be paying yearly dues. Title companies do have to pull the current covenants for the POA on our web site, www.aapoa.org.

 

5)      Received a thank you card from the Mitchell and Rodgers family for the donation the POA made to boys trust fund. It will be posted on he web site.

 

6)      Holiday party will be held on December 9th at 4:00pm at 23 Sildona Trail. All members are welcome to attend and get to know your neighbors. This will be a potluck. So bring your favorite dish.

 

 

No board meeting for December. Next board meeting January 19th at 6:00pm at 23 Sildona Trail.
